WAAMTalk1600 Radio Show Saturday morning. During the interview, Mark discussed his
earlier days in real estate investing, where he acknowledged his wife for her
support in managing rental properties. Mark began his real estate career with 8
rental properties in the late 1970s; by 1989 he has purchased and sold over 3,500
properties, from single family homes to large commercial properties.

Through his experience, there were plenty of ups and downs. Mark advised the
audience to start out slowly, with one house at a time. "It's easy to get carried
away, and think 'if I can do this well with 8 houses, I can do better with 80," Mark
explained. Mark went on to explain how this was a major mistake. Another common
mistake people make is they refinance the house and use the equity for their
personal lifestyle. Now market values have declined, houses are over-leveraged, and
cannot be sold for what is owed on them.

Mark admitted to having made some mistakes in his earlier days. He is currently
running the National Real Estate Network, a real estate investor's association where
realtor and small business owners get together to network with each other and
vendors who service them. Mark is a mentor to younger investors, working to teach
them how not to make the same mistakes he once made. "If you want to be successful,
find someone else who has been successful and model your program after them," says
Maupin.

Mark discussed ways to invest in real estate without using one's own money. He
discussed lease options, and 'putting the tenant at risk.' This doesn't mean
hurting the tenant in any way; it means collecting option consideration money so the
tenant has something invested, so they're less likely to skip payments or do damage
to the property. A lease option gives the tenant the exclusive right to purchase
the property. It is a unilateral contract where the tenant can back out if they
want to; they don't have to purchase the property, but the owner is obligated to
sell it to them, unless the tenant chooses to break the lease and move on. Learn
